This project was a gut rehab of an existing single-family home in Yarmouth, Massachusetts, just inland of Lewis Bay and the Sea Gull Beach Lighthouse, about 30 miles northeast of Martha’s Vineyard. The existing structure had deteriorated to the point that the building needed to be demolished down to the foundation, and new construction was required to stay within the historic footprint. The conservation commission directed us to preserve and reconstruct the historic windmill at the front of the residence, matching all new materials and details to the historic ones. Property lines in this particular community do not extend beyond the perimeter of the building, therefore site work and exterior spaces needed to be kept to a minimum. After several iterations and discussions with the conservation commission, a scheme that matched the existing footprint, but with slightly expanded decks, was approved. Construction of this project is currently underway.
